- - Siding cracked on a nearly new KB Home, not normal wear.

We purchased a KB Home in late 2023, and the siding has already cracked and come loose. Thats not normal wear and tear, thats poor installation or defective materials that never should have been used in the first place.
Siding simply doesnt fail like that on a nearly new home.
When I reached out to KB Home, I was immediately told by customer service that the issue was outside of their warranty window by about five months. I asked how to appeal, given how unreasonable it is for siding to fail this quickly, and was referred to Greg Franks, Director of Customer Service for the Raleigh/Durham area.
Greg asked for photos, which I provided promptly. Then nothing. Multiple emails and calls went unanswered.
After finally getting him on the phone, he simply reiterated that it was out of warranty. Which raises the questions: Why even bother asking for pictures if that is your stance? And, if thats your stance, why not just state that instead of dodging communications?
When I pushed back, his response was condescending: its not a lifetime warranty. No one is asking for a lifetime warranty but expecting basic exterior materials to last more than two years isnt unreasonable.
He then speculated about a range of unlikely causes, to shift responsibility, while also claiming he didnt know what might have happened because he doesnt know the area Interesting considering he is the directly responsible for customer service in this exact area.
His proposed solution was to have their siding contractor come inspect it and fix it out of their own pocket if they determined they were at fault. Thats not a solution, its a deflection. Even a genius like Greg knows full well that no subcontractor would voluntarily assume liability and pay out of pocket out of goodwill. Framing that as a solution is, frankly, absurd.
For a company that markets itself heavily on customer satisfaction and warranty protection, the reality doesnt match.
In our neighborhood alone, there are widespread issues: large scale drainage issues, landscaping problems, mold, foundational issues and cracking, and more, all in brand new homes. Online reviews echo the same pattern: resistance to honoring warranties and a tendency to deflect responsibility.
Theres also a noticeable push during the buying process to leave 5-star reviews, with assurances that any issues will be handled if noted in comments.
Based on this experience, that promise doesnt hold up.
At best, this feels like a company focused on closing sales and managing perception, rather than standing behind the quality of their homes. When something goes wrong, even within the warranty periods, theyll do just about anything to shirk and deflect responsibility.

Kbv home denied warranty even through they didn’t build an exterior wall at my house under roof cross section
Further, because this is at a very well-hidden spot, and water damage only shows gradually over time, you won't find out until years or decades later. I just contacted KB regarding this lack of exterior wall and *** in the exterior. KB insisted it was a maintenance issue where this is clearly a design flaw! That spot never had an exterior wall. KB refused to cover it because it is over the 10-year warranty. But how would any consumer know this earlier because it is between two roofs and very hidden from sight!
Someone suggested I should be covered by latent defects law, California Code of Civil Procedure Section 337.15. So you can also try this if you have a problem. We shall see how this goes.

My wife and I just closed on a KB home a couple of months ago, and we were told to look for things that were not normal and address the issue after closing. When we ran into a situation, what we got was 'too bad, it's your responsibility now' since it was not spotted before closing.
They basically accused us of chipping the counter when it was already chipped and chalked to match and blend in with the counter color.
We did not notice this until the chalk started coming off when cleaning. Here, we paid for an upgraded counter and top and were told to settle for a chipped counter when it was a preexisting condition prior to moving in.

The house was thrown up in about 8 months. The quality is so poor.
For starters, KB Home painted the color of our house the wrong color. It wasnt what we selected in our contract. Weve had major issues from plumbing, electrical, cabinets, windows, doors, stairs not level, landscaping, drainage, insulation closets, nails popping out on interior and exterior, mismatched light fixtures in the bathrooms, wrongcolor of trim in the primary bathroom, and our siding cracked. This was all within the first 10 months.
The warranty department made it absurdly difficult to get repairs done.
They either made excuses why they wouldnt make repairs or why the repair shouldnt be done. We had to threaten to report them to Colorado attorney general if they didnt start making the repairs.
I would caution anyone who wants to buy a KB Home to not do it unless you want major stress and a tug of war in your life!

We bought KB homes in Vista CA in late 2023, and I am writing a review just after 6 month in a brand new house. At first everything looked great, and then we started seeing water falling down from counter top, water puddle in garage floor, cabinet woods chipped where screw is, bad microwave, side door lock installation issues, floor squeaking and so on.
For few months we have found so many workmanship issues. KB customers service is fine at some level but not to the level of resolving/fixing issues. They claim all things are within tolerance when it comes to leveling issue but ignore the fact that water not going where it is supposed to. They point fingers to contractors, the contractor points finger to another contractor and so on and so on.
Basically, they have playing ping pong on some major issues I have.
I would never buy any kb homes, and I will mention this to every potential home buyer in my reach. I am very pissed.

Yes it is part of the foundation because holes were drilled into the garage foundation and rebar was used to attach the garage foundation to the concrete driveway.

I went to purchase a house in River Run community Zephyrhills area so I went there on May 26, 24 I met with a salesman Mr Carmelo who showed us a house and my wife and I liked so next she precualify i the office on site I signed a contract and was asked for a deposit to do the contract for $2500 wish a gave a check for amount and after that I was contacted by Mrs Correna who said I was pre- approved later by June received a Text from Ms Kari Hayden who said that I had to pay for an appraisal, so again I paid with my visa bank card in July Ms Correna contacted me that July 10 I was going to be closing well 9 days before closing Ms Correna called me saying that I was not approved and didnt give me any explanation, so till today July 22,2024 still havent received my deposit and I was told that I have to pay for an appraisal $650 I did and after that I asked Mss Kari Hayden the refund since I was not approved, she told me that I was going to get back half because the appraisal people did an inspection wish I told her that what I signed was for an appraisal not for an inspection. I know that an appraisal is separate from the appraisal so I told her and she said that I was going to receive half of the appraisal money, I didnt agree but still they still refused and I received half of the money of appraisal Im 100% deseable veteran Im being affected emotionally fisically and spiritually and is being a stressfully situation I just want my money back so I can continue my search for a new house hope someone help me thank you.

I purchased a new home and signed a contract in July in Ontario in November when I do final walk with my new home, it turned out its different from the one I wanted to buy at the first place. I talked to the sales , Loraine Mugg , she told me thats what I signed.
She us the one who showed us , my friends , the agent around the models homes. We told her plan2 is the one I like to buy . Then we went down to the office and signed the contract , but it turned out there Im are two type which is elevation C B , but Lorraine Mugg never explained to us .
If she did , I wont sign the contract , cuz the moxie home she showed us is the one I like to buy not the one that gonna given to me now . I can send the pictures later to let you how big different in between .

We moved in our house on July 21st 2019 and as of Nov. 5th, 2023 our HVAC would not produce heat .
I had called KB Homes but was told that the warranty for the HVAC was only covered for 4 years. As I remembered when we did a walk-through the house to pick up our keys. We were told "anything the you can touch / see" is warranty for year ! and anything that cannot be seen or touch is warranty for 5-10 years depend on the item.
We were warned about KB Homes as a builder from friend that KB Homes uses low quality products. I'M CROSSING my fingers that our HVAC is the only problem.
I was recommended to buy the 3rd party Home Warranty Insurance for piece of mind.

Company fixed the issue and I have been provided with product or service ordered.
I don't even know where to start. Biggest problem right now they gave us our house with no grass front yard or backyard.
Knowing we have four dogs. Communication with them is awful. As a new home owner I am so beyond frustrated. To this day I still have no grass.
They do not seem to care about their people.
I am so flustered that we are even having to deal with so many problems. I regret working with kb homes.
